In August 2026, house prices in Portugal increased by 7.5% compared with the same period of the previous year, according to the idealista price index. The median asking price reached €3,207 per square metre, while quarterly growth remained relatively stable at 0.3%.
These figures confirm the continued strength of the Portuguese property market. However, market appreciation alone does not guarantee a secure or profitable investment.
Every property transaction must be assessed individually. Before signing a promissory purchase and sale agreement, paying a deposit or entering into any other binding commitment, buyers should carefully verify:
- the property’s legal and registration status;
- the existence of mortgages, charges, restrictions or third-party rights;
- compliance between the approved plans, official records and the property’s physical condition;
- the applicable planning and licensing requirements;
- the contractual terms, deadlines and consequences of default;
- the tax implications and total acquisition costs;
- any financing conditions that may affect completion.
A property may appear attractive from a commercial perspective and still present significant legal, planning or contractual risks.
Preventive legal advice allows those risks to be identified at the right stage—while there is still an opportunity to negotiate protective clauses, correct irregularities or reconsider the transaction.
In property investment, legal due diligence is not simply an additional cost. It is an essential part of protecting the buyer, the investment and its future value.
