However, one of the most decisive factors in the success of any investment is often overlooked:
Legal certainty.
In my experience advising investors and international clients, the most significant financial losses rarely result from choosing the wrong property.
They arise because critical legal risks were not identified before the acquisition was completed.
Here are five of the most common mistakes I encounter:
1️⃣ Proceeding without comprehensive legal due diligence
A property may appear to be an excellent opportunity while concealing planning irregularities, registered encumbrances, licensing issues or ongoing legal disputes.
A thorough legal review is essential to assess both the viability and the long-term value of the investment.

The way an acquisition is structured can significantly affect its overall profitability.
